Is it a good time to Buy or Sell a home?

One of the biggest questions I get every year in Real Estate is, is it a good time to buy or sell a home right now? This is an interesting question being that no one has a crystal ball and it is certainly hard to predict the exact right time to buy or sell. Sure the market may go down more after you buy that home or go up after you sell that home. The simplest way to put a halt to this question in your mind is to buy when your ready and sell when your ready otherwise it wouldn't be a good time because you will always have those thoughts and you will see all the obstacles. 

The best advice I can give is to buy near the bottom and sell near the top. Trying to predict the exact time is impossible. Keep in mind the news reports whats happening to the market three months too late. When your ready to make a move call a professional Realtor who can tell you what the market is doing right now as they see it day in and day out and know the trend of the market far sooner than the news. Don't always follow the herd. 

Right now interest rates are low and home prices are still relatively good so in my opinion I would buy right now as these rates won't stay low forever and home prices will probably increase in the single digits for the next two years than we should see a flat line than a slight correction there after. 

Keep in mind in a hundred year span despite all the ups and downs real estate experiences it still managed to average a 6% increase as an investment. So the better question to ask if you really need to sell now is the best time however if your waiting to find a home to buy ask yourself how long will you own the home. If your looking to hold on for 7-10 years its a great investment and you can't go wrong if your looking to hold for short term than the longer you wait the more you will pay both in interest rates going up as well as home prices.
